What is Leasehold?

  • Leasehold is a form of property ownership where you own the right to occupy a property for a fixed number of years under a lease agreement with a freeholder. You don’t own the land it’s built on.
  • This matters because the tenure of a property affects your legal rights, ongoing costs, level of control, responsibilities for repairs and maintenance and how attractive the property may be to future buyers and mortgage lenders.
  • If you own, or are considering buying, a leasehold property, you’ll want to read our guide on the changes to leasehold that are now in law, those that have been enacted and those that are still promised.

Lease Extensions

  • If you own a leasehold property, your ownership lasts for the period of time set out in the lease. Under current rules, once a lease falls below 80 years, it becomes more expensive to extend and can make it more difficult to get a mortgage.
  • This is why it may be a good idea to extend your lease, especially if you want to sell or remortgage.
