This is a review of purchasing a house in east Barnet village

This is a review of purchasing a property via Griffin Residential as a buyer. Whilst the costs of advertising a property as a seller is cheap, you get what you pay for as a buyer. We were recently purchasing a property in East Barnet Village advertised on the site as a 4 Bedroom Semi with a garage. It turned out that the loft did not have building regs approval and the garage did not belong to the seller, both false advertising, thereby mis-leading buyers. A good estate agent would have done their due diligence to ensure that the property was accurately marketed. The photos were not high quality and the house was not dressed for sale to appeal to buyers, it was really dirty when we viewed it which was quite a put off! Again, a good estate agent would have advised clueless sellers how to market a property! After months of having to deal directly with sellers who led us on to believe they were committed to sale, they finally pulled out for no reason 2 weeks before agreed exchange, costing us 2.5k in legal and survey fees and letting everyone in the sale down. There needs to be an objective party in the process and dealing directly with vendors directly who wasted our time on endless phone calls, not having a clue about the fundamentals of selling a house really burnt us. The property description was misleading as the house was in bad condition and needed complete refurbishment. We believe a good estate agent would have done due diligence on the vendor and would have managed communication effectively. Whilst it’s not Griffin’s liability that the sellers advertising on their site were complete time wasters and had no clue about the house selling process or any integrity at all, there is a level of due diligence you get from dealing with estate agents. We would never purchase a property through an online portal again! Beware of vendors selling their properties through these portals as there seems to be no due diligence and in our case, they were complete time wasters.

Easy to set up and was on the major internet sites within an hour. The messaging system was generally good, but not all alerts came through for viewings etc. Out of hours telephonist said they would call back, but this didn't happen. When I called on Monday the adviser was friendly and helpful. My buyer was initially unable to insert her offer using her phone app, but this was sorted when she used her pc. Overall very happy and would use again.

Clear advice Video Sign Messaging Service Great Almost!

Instant webchat allowed prompt advice on display and advertising with property descriptions.Only qualm was that sign took 7 days to erect but was not needed as property was sold within 18 days for full asking price.Posting video took 2 days to get uplifted to rightmove and zoopla.The basic description was placed on websites within hours of approval.

Griffin ticked every box for me

Griffin ticked every box for me. The website was so easy to use and the photographer was superb. Calum our agent communicated promptly and was so helpful. The For Sale sign was put up straight away and the Sold. Definitely recommend Griffin

Simple to use

Simple to use, I uploaded my own photos, wrote a description, paid £225, and the house was on advertised on Rightmove and Zoopla within an hour. I received a notification of a viewing, checked my account and a couple viewed the house the next day and I accepted an offer. I would definitley sell through Griffin Residential again, there is no need to pay estate agent fees, when you can do it yourself.

My experience with Griffin Residential…

My experience with Griffin Residential to date has been an excellent one. I have sold stc within a week of listing and would highly recommend them as the service you get for the money you pay is great. I paid for the basic gold package expecting little input from the agent and to be dealing with all viewing requests and communications myself however, Calum has been great and goes out his way to help, he is very responsive and has handled all communications promptly. Having used online agent PB previously I can honestly say Griffin offer a far better and personable service.

Instructed solicitors before calling or email to chase a service charge.

Absolutely disgraceful service from Griffin. Instructed solicitors to pursue a service charge before even calling or emailing to tell me there was an outstanding balance. Was told letters were sent to the subject property, however I was not residing at the address when the letters were sent. Was told their policy is to send letters - as if this means anything. Just because something is your policy, this doesn't make it right. Spoke to Nick on the phone who promised I would receive a call back from Desmond which never happened. Case was picked up by Steph who said I wouldn't recieve a call from Desmond due to the fact it had already been handed to the solicitors. I then responded explaining how I thought this was unreasonable, and that I would be happy to pay the service charge, but would leave a negative review if the issue was not resolved circumventing the solicitors. I was told this was threatening and that my cocmments would be passed onto the solicitor as this was considered defamation - how helpful! This was sent via email, instead of them returning my calls as requested. Overall, totally negative and unhelpful experience from all staff members dealt with. Situation and review could have been completely avoided if any member of staff had called (or even emailed me) to pay the balance.

The Best for the Least

Just used Griffin Residential and SOLD in 2 months over the difficult Christmas period. Callum provided an excellent personal service. I can only praise his effort that came at a fraction of the cost of Purple Bricks.... and the rest. Have already told Callum I am using his services for the disposal of my entire property portfolio. I utterly and unreservedly recommend Griffin. Thanks Callum

Excellent service

Griffin have provided an excellent service for the fee charged. I can't fault this estate agent and definitely reccomend them. Very competitively priced, it's easy to manage your own viewings through the Internet portal they provide and are readily available via phone and email.

Would rather be homeless than deal with these lot again.

You get what you pay for

Sellers beware! The online selling portal is nowhere near as good as the website promises, and sends spammy, confusing, junk emails to potential buyers, with no follow up from griffin. No answer to emails, nobody answering the phone in the afternoon and no voicemail. You will lose potential viewings by using this amateur online estate agent - there are many out there with much better systems, so please don't risk it. After complaining about the many glitches in their system, I was pretty much told tough luck, and they even tried to sell me a useless upgrade that did not solve any of the problems. Contemptuous customer service if you ask me.

I did have to do the viewings myself but to be honest that was no hardship and at the end of the day it helped me control the process more fully. I 100% recommend Griffin to anyone looking to sell.

I am perplexed by the previous negative…

I am perplexed by the previous negative review and suspicious, as I am currently selling my house via Griffin Residential and I have found their communications second to none. My phone calls and voicemails have all been answered speedily, and Calum has even answered my emails outside working hours. I have found Calum and his colleagues to be professional, informative, extremely helpful and friendly. To date I only have praise for Griffin Residential, who in my opinion easily outshine all the estate agents that I have dealt with in the past.
