The purchaser pays a mortgage on the share they own and rent to a housing association on the remaining share. Because the purchaser only needs a mortgage for the share they purchase, the amount of money required for a deposit is lower than the amount required when purchasing outright, and the rent is cheaper. Shared ownership properties are always leasehold. As a result, there are service charges payable to the housing provider for repairs and maintenance of communal areas."
