Second Stepper Blog Part 2: Going Live!

The latest from our second stepper's diary...


No, not Philip Schofield and Gordon T Gopher. I’m talking about my house, which has now gone live online and is on the market. Anyone can take a peek on Rightmove and Zoopla and make an appointment to come and view.

I toyed with the idea of an open day (see Sam’s story) but I don’t feel brave enough. What happens if it’s pouring with rain, one of the kids is ill or if some random house-malfunction takes place? I don’t know. It just feels like a lot of pressure.

It’s all gone pretty smoothly so far. The Online Agency sent round their agent who took some lovely photos. I was a bit worried about having a picture with my home computer in it, but I guess everyone has a computer these days, so hopefully I’m not assisting potential burglars too much. They took quite a few photos and uploaded them that day so that night we could pick the ones we wanted. And the virtual tours look great too. Pheeeww!

The agent did the floor plans there and then on an IPad and carried out the EPC too. Quite chuffed to have negotiated that down to £50+VAT. I think I could have got it even cheaper from searching online but the agent was there and being the lazy person I am, I went with them. All in all they were in and out in about an hour and a half.

Their valuation was completely wrong though, as expected.  They admitted it was based on online searches that can be inappropriate when dealing with period properties.  They valued the house at around £300k, whereas high street agents agreed between £420k and £450k. To be fair we had purchased the house at around £300k, but their calculation obviously hadn’t taken account of the UK housing market, our local market in leafy Surrey and the fact we have done nearly £50k worth of work to the house. So I’m glad I’d had the high street agents around to sound them out.

Oh the other thing that didn’t dawn on me until this week: the For Sale board. It’s just that: a board with no post. B&Q here I come!

Fingers crossed this gets some viewings…
