Over-cautious survey

Nick ended up threatening legal action against his surveyor after an over-cautious survey meant he lost a mortgage offer – and nearly lost the house he was trying to buy.

In a fit of honesty, Nick mentioned to the surveyor that the previous owners had been worried about subsidence a decade earlier – but structural engineers had done an in depth investigation and found that there was no problem. Despite seeing the structural engineer’s report, the surveyor – covering his back – said in the survey there was evidence of subsidence, and the mortgage lender pulled their offer to Nick. When Nick threatened to sue, the surveyor corrected his survey, and Nick was then able to get a mortgage with another lender.
